I will be watching this tread, do some house shoping for us with some prices. Is that 200k for waterfront,creekfront? I have been wanting to move down there for some time. Have not been dead set on which part of FL. Was thinking South of Daytona, Tampa, maybe Jacksonville. Or just go all out and move to south beach...woo hoo... Any thoughts on these locations?

Hey RH you could buy in on the estate and we could build a big arse garage for the 30 footers.. Watcha think? :cool:

They say that if you move to Fl and make it more than six months, you're in good shape. Most retreat before 6 months.
Cost of living in this area is astronomical (flippin' crazy). There is a good chance you will be renting (I pay $1200/mo for my apartment).
Ther is no such thing as a house, or even condo on the water for 200k...just in case you were wondering...
Look to your other possible avanues for work.
Quite frankly, the marine industry sucks....especially hi perf.... The motoryachts are doing OK from what I hear...
There is a lot of options in the government here though.. Gotta know where to look...

Now, gotta go.. I'm off to drop my boat in the water. :D

Tell me about it. The cheapest waterfront house in Pompano is an old 3 bedroom 50s house not really re-modeled. Its either $650 or $695k.
 
I moved my family to Laudedale area after living outside Ann Arbor for 12 years - glad I raised the kids there ..bit fast paced here in lauderdale and the Boca crowd is tough to keep up with (can you say RICH) which has bee tough for my kids to go through in their late teens. OVer-all, wouldnt trade back however, I boat, ride the motorcycle, roller blade, scuba dive, golf, and just hang out outside year round. It's a beautiful thing and it's worth it if you can deal with the summer heat, bugs inland, and traffic.
 
I lived in the Tampa Bay area for 33 years. I love it for the boating, but we have to travel a lot for work, so a few months ago we started looking.

I always said I would retire in Deland on a canal that leads to the St John's River. Well, I decided to move there before retiring. It's centrally located for our work, which is a lot in Orlando (40 minutes) and Jacksonville (1hr). I can still make it to Tampa in two hours (just went there and back today). I found this house and it is just what I was looking for. I bought it, then sold my Pinellas house in a couple weeks for more than twice what I paid for it. The house I bought here, you couldn't touch in Pinellas county non waterfront for probably $75k more. That way, when I sold my old house, I actually realized a profit, instead of giving it to someone else in Pinellas with their inflated price too. Volusia County is one of the fastest growing in the state, but you can still buy real estate reasonably here. Just north of Daytona, there is a town called Palm Coast. It was just begining to boom, when the dot com bottom fell out. There are quite a few real nice homes for sale there very reasonable. Palm Coast is also beginning to show a resurgence in white color industry. It may be something you want to check into. I like this area so much, I'm buying the lot across the street from me. I don't know what I'm going to do with it yet, but I'm sure I won't lose money on it. :)

Well gentleman, I certainly appreciate all of the thoughts on this. I am just thinking that when they close the lakes up here in Michigan in 2 months or less that will help me feel more comfortable in FL. I really don't think I will have a problem with it. And if i do, than i move back. I don't have anyone to consult with, so its just me. I am not even thinking about a waterfront place or even buying at this time at all. I am not even looking for a great apartment either. Just a quaint place to live. I need steady work and my boat to keep running strong. Life will be good.

Swamp - Where did you live near AA? I grew up in Carleton, about 25 minutes south east of AA.

Tim - If you don't mind me asking, what does 1200 get you? Also what info can you give me on govt work down there? Again any info is great to have.

$1200 will get you a REEAL Nice 2-3 bedroom apartment in a decent neighborhood.

If you dont mind commuting, you can do even better.

I pay 1170 for a 3 bedroom 2 full bath dining room, kitchen, lanai, monster walk in closets 1400 sq ft apartment on the intracoastal with docks, Huge pool, club house with full Gym, BBQ grills ect and private beach.
Lazy days I lay out at the pool, watch all the boats cruise by on the intracoastal, grab a steak or two, fire up the grill and eat right there at the pool, drinking some cockamamy whatever I make in the smoothie maker and chill.
Boat ramp is 300 yards north of me on Federal highway.
Dude Life is GOOD.
Lots going on down here all the time. tons of things to see, do, go, just very cool!

ARE YOU F-ING kidding me right now! I have a 2 bed 2 bath apt right now 1200 sq ft. no walk in closets, for $1050. You are joking right. Hell all I want is 2 bed 2 bath. Those are my requirements right now. So you launch your boat and can dock in front of your place!
 
I believe he would have to pay extra if he wanted a permanent dock, but could "borrow" one for a few hours :D :D

Ramp is separate from complex, but right up the street.

You will be able to find a nice 2 bed/2 bath for around $1000-$1100 close to town, or slightly less if you want to commute from Delray, or Boynton like Jason does.

there are places that are less $$, but not in as nice of a neghborhood.

Both Tim, and Jasons places are gated communities, so you dont have the locals sneking in to use your pool.
 
dock space is rented per month at 6 bucks per foot, water and electricity is included (shorepower)

1170 a month, includes water, dog is 20 bucks a month so that pulls me to 1190 a month and I can see the waterway from my windows and doors.
plenty of parking, great community, they have 2+2 with 1 car garage for 1210 a month which is what I wanted to do but wife wanted 3rd BR so I said sure, and got one of thouse air conditioned storage facilities to keep my junk in.
Rick has been at my place plenty of times, He said the other day its about the same size as his house minus the garage and the lanai thing.
(ac sq footage is about same)
takes me 3 minutes from my door to get to I95 and 30 minutes to get to north lauderdale in the morning to get to work
Ricks house is about 30 min away as well, Tim works 2 blocks down the street from me (nice having national marine airplane hanger right here)
Its schweet
boynton beach is where I live but there are PLENTY of communities around me that have similar setups, apartments of REALLY decent sizes right on the water.

So I am sure it is very expensive in the boom towns like south beath, miami, lauderdale. But what about the suburban areas where you could commute less than say 45 minutes one way? What would be the price for creekfront then? Waterway? Is the gulf coast cheaper.
 
Put it this way GT, NO ONE is going to sell any waterfront home cheap, The house is 100% irrelevant!
The house is WORTHLESS
Its the plot of LAND thats the money.

1/4 acre ICW front, or canal to ICW will cost you in the burbs of Lauderdale or surrounding areas up to west palm and Rivera beach down to miami at least a million or so with or without a house on it.
They LOVE to buy the small ranch crappy houses cause they will level it and clean up the rubble in about 2 days.
After permitting and getting your towns and other approvals, BOOM they are building some 6 or 7 thousand sq ft MONSTER on these properties with about 24 inches from each property line.
Its just stupid down here, really EXPENSIVE too, NO waterfront deals to be had, cause there are thousands of Real Estate investors just WAITING for the second that comes alone to scoop it up with cash and not bat an eye.
