Just think of what it must cost to relocate. Who's Knob get polished ? the politician or the company owner ? You guys want to know a secret ? look at the Cigarette with the American flag paint job at the top of the web site. If you didin't know that's Speedwakes old boat. Look carefully at the back of the passenger seat behind Karen and you will notice a big black area on the back of the seat. That is my shadow. I was riding in the boat when the picture was taken and the had me airbrushed out but forgot to remove the shadow. I hope I don't get banned for revealing that. Where's the love?

we have a large defense industry, I know they are short tons of people at the Northrup Grumman ship building facility, tradespeople, engineers, etc, the Joint Command Surface Warfare facility has created a huge demand for computer simulation and modeling engineers around here also.

So long as Defense spending is happening, were are doing OK. Housing increased 6% from Oct 06- Oct 07.
No doubt! We have Joint Forces Command HQ in Norfolk and a huge modeling and simulation facility in Suffolk bringing in all the big defense contractors like Lockheed Martin, Boeing, SAIC, etc. to play in their sandbox. Then you have Fleet Forces Command HQ, and AIRLANT, SUBLANT, MARFORLANT...they all have HQ here. As long as we have a need for the military, we will benefit from their presence.

Yes, but I don't know if speculation is the right word.
My understanding is the real estate intentionally drove real estate prices up, and now they're, well, fuc*ed. As well as the folks that live there.
My best friend moved back up here from Sarasota last year, they own a little house that isn't all that, "market" value is ridiculous. Over 200K. In Georgia, you might get 100K for it if you leave it on the market long enough.

Greedy people suck.

You're becoming paranoid!

The market and only the market dictates price!

It requires two sides of the transaction, a seller willing to sell at a price along with a buyer willing to pay that price!

One without the other causes the problem we are seeing now.
 
When I bought my 3rd house it was from a couple who moved frequently, not sure why but the moved allot and to other states when they moved! Some things are better unknown!

They owned the house for less than 3 years when I bought it from them. I was gracious enough to pay them what they paid for it when they bought it, it was a deal for me!

This was a 4,800 square foot house on 2.55 acres priced over 300K in 1993, a pretty big number at the time. I bought it during a soft real estate market in the area.

After settlement they told me that the house was their 4th home and the only one they didn't sell for less than they paid for it! Most of those other houses were in the south.

My point is, what you are seeing is not something that hasn't happened in the past!

Cycles come and cycles go, this one will pass as well! :bigsmile:
